FAQ & Terms

The Service: We offer fully decorated, well appointed, furnished apartments. Fresh clean linens, including sheets, towels, kitchen utensils and cooking facilities are provided upon your arrival. The apartments are professionally cleaned prior to your arrival, a weekly cleaning service and laundry service are optiional offered during your stay from an indepemdent cleaning company. Our apartments have a colour-TV, a DVD and CD-player, and other electrical appliances.

Online Bookings: Your credit card will be charged for your stay within our secure PayPal environment, as soon as you proceed with this booking. A booking deposit of 70% (of the total amount), is required in order to secure a reservation. The balance amount is to be paid upon arrival in Athens and in cash only to our representative or one week before arrival via Paypal only. (please notify us if you wish to use this option). Cheques or other payment methods are not accepted.

Booking deposit by offline reservations: The booking deposit is 70% of the total amount due and has to be transfered to our PayPal account in advance within 48 hours after we confirmed the reservation and before your arrival in order to secure the reservation. The balance amount has to be transfered 14 days prior to the guests arrival via PayPal or upon arrival in cash only. If it is not paid one week before the arrival, the balance due has to be paid the latest at the moment of check-in and in cash to our representative in Athens. Cheques or other payment methods are not accepted.

A damage deposit is equal either to the amount of 200-450 euro by only more then 1 month of staying and for less time by staying of children, equal either to 1 month's rent if you stay between 6 and 9 months and equal either 2 months rent if you stay more than 9 months. After a representative of Athensstudios has checked the apartment and if the check out standing of the apartment is ok, the security deposit will be returned to the tenant in cash or bank transfer by departure. By staying of children a damage deposit applies on any duration of stay and is refundable upon check-out.

Confirming a Booking and arrival infos - How do i get the keys? After a booking deposit is placed and viewable in our account, a confirmation e-mail with all infos / addresses will reach your e-mailbox. Our representative in Athens will be expecting you upon arrival in Athens, at the apartment, in order to welcome you and handover the keys.

Accepted Payments: Only Bank transfers (by long term bookings) and Credit Cards via Paypal in € (euro).

Cancellation policy: ( important, please read ): Your booking deposit will be refunded if you cancel up to 60 days prior to your arrival. Your booking deposit will not be refunded if you cancel within 60 days prior to your arrival. Your entire rental payment will not be refunded if you cancel within 60 days prior to your arrival. The above penalties may become refundable if the premises become reoccupied for the same dates.

Delayed payments by long term staying: The first amount due has to be paid 45 days before the arrival and each first day of the month regarding long term stayings. If the payment is delayed, an extra fee of 10% will be due and the balance has to be paid at the moment of check-in. If on the fifth of the month the payment due is still not payed, "Athensstudios" reserves the right on behalf of the Landlords to cancel automatically the contract and will be able to put the guest out of the apartment, with a legal procedure.

Arrival dates- check in - collecting of keys- check out:Check-in: You are free to choose your date of arrival and you can arrive any day of the week. You should notify "Athensstudios.com" at least one week in advance of the day and precise time of arrival. At your arrival, the apartment keys will be at your disposal by our representative 24 hours a day / 7 days a week. Remember : keep the letter of confirmation and passport with yourself, in order to identify yourself to our representative. Check-out: During the week, from Monday until Friday, the check-out time is before 12.00 noon. Premises must be vacated on the date and at the time stated in the contract and the keys have to be returned to the "Athenssstudios" representative. You should call "Athensstudios.com" two days before your departure to decide the hour of your check out, if not, the check out will be at 12.00 hours noon, local time.

Repairs due to Guest.s negligence: Damage to the apartment caused by Guest.s negligence, or their guest.s or invitee.s negligence, whether by act or omission, will be repaired by Landlord and charged to the Guest. Whenever repairs are delayed for reasons beyond Landlord.s control, Guest.s obligations are not affected, nor does any claim accrue to the Guest against Landlord. Guest must immediately pay the repair costs as additional rental amount. If Guest fails to do so, Landlord may take legal action to recover any unpaid amount due.

Landlord.s right of entry: Landlord, or Landlord.s representative, may enter the apartment at reasonable times, with 6-hours notice to the Guest, to examine, protect, make repairs or alterations, or show prospective renters and purchasers. In emergency situations, Landlord is not required to give Guest notice. If emergency entry or urgent repairment works occur,  Landlord or his representatives may enter at any time witout a notice.

Use of the premises : Guest must use the apartment for private residential purposes only. Guest must not do any of the following, or allow someone else to do any of the following: Harass, annoy, or endanger any other tenant or neighbor, or their guests, or create any excessive noise or public nuisance, Do anything to the structure or its surroundings that may be hazardous or that will cause Landlord.s insurance to be cancelled or premiums to increase, Keep any flammable or explosive materials or any dangerous, hazardous, or toxic substance in or around the premises, Deface or damage, or allow another to deface or damage, any part of the premises, Change the locks or install any additional locks or bolts without Landlord.s written consent, Place a waterbed or other heavy article on the premises without Landlord.s written consent, Pour any commercial anti-clogging agent into the sink or drain that may harm the water pipes, or Install any antenna or satellite without Landlord.s written consent.

Pets: We are sorry but the pets are not allowed in any apartment.

General: While we will do all possible to accommodate the guests' requests, we are not responsible for situations which might affect studio / apartment / office /villa rentals, such as strikes, failure of previous guest to vacate, acts of God or other causes or conditions beyond our control.

Athensstudios.com is a non-profit organization, consulting guests and representing landlords in full. Athensstudios and its local representative is fully authorized to give the landlords apartments for rent, to collect the amount due on behalf of the landlord, to hand over the keys by check-in and collect them by check-out, and follow on behalf of the Landlords all the legal actions and procedures.There are no kind of fees, charges or comisssions to be charged to the guests, except of the rental amount.


The above terms and conditions, the residential agreement, your rights and obligations and all actions contemplated by them shall be governed by the laws of Greece and the State of Athens-Attika-Greece, without regard to theirs choice-of-law rules, as if the agreement was a contract wholly entered into and wholly performed within the State Athens -Attika-Greece.
